We are a trusted millwork subcontractor with long standing client relationships serving the greater Boston market.
Qualified candidates will have a minimum of 5 years’ experience in all phases of Architectural Millwork Project Management and be familiar with AWI standards as well as LEED. This is a full time in person position here at our Northampton, MA office.
Job requirements include:
· Act as a liaison between internal departments, clients, outside vendors, sub-contractors, and installers as it pertains to coordinating project completion.
· Review all bid documents (prior to hand-off) including architectural drawings, bulletins, RFI’s, specifications, contracts, and schedules.
· Development of the project schedule that will outline the project lifecycle.
· Read and review the contract between WAM and the client as well as the building rules and regulations; make notes and alert others of any specific concerns within the contract to be aware of.
· Set up and run project handoff meetings between the following WAM departments: estimating / production / purchasing / engineering / project management.
· Keep all WAM departments (as well as vendors and clients) updated on all requirements of the project including deadlines, changes to schedule or scope.
· Answer any and all questions that arise from any internal or external customer. This includes writing and sending RFI’s to the GC or Architect.
· Work with the GC to secure all required coordination information.
· Review, read, interpret, understand, and assist in the creation of shop drawing submittal package.
· Track and review all potential cost changes (change orders, known as PCO’s) as they come to light from various sources (shop drawing markups, bulletins, CCD’s, SK’s, RFI’s, slips, emails, calls, etc.) and compose a request for pricing and send to all affected parties, and write the subsequent PCO to the GC.
· Integrate all approved PCO’s into the WAM engineering and WAM production departments
· Coordinate submittals of all material samples, finish samples, and drawings.
· Acquire field measurements from the site as well as attending site meetings, shop drawing reviews, and scope walks (local travel req’d).
· Receive and review all documentation received from the contractor / design team and distribute / file accordingly (approved submittals, RFI’s, bulletins, etc.).
· Work with engineering to apply all shop drawing mark-ups and field measurements to create an RFP (release for production) shop drawing package.
· Write WO’s (work orders) to submit to the shop.
· Coordinate deliveries and set up delivery notices.
· Submit monthly requisitions and follow all billing and billing-related procedures coordinating with WAM accounting department and the client.
· Coordinate closeout requests gathering required documents to forward to the contractor with assistance from WAM office manager and WAM accounting.
· Keep the WAM department heads and others immediately informed about project status and issues that may impact client relations.
· Ensure clients’ needs are met in a timely and cost-effective manner utilizing all of the tools you have at your disposal.
· Job position requires excellent use of the following skill sets: verbal/written communication, time management, planning, executing, decision-making, technical, organization, and managerial aptitude.
· Other responsibilities as deemed necessary by WAM to ensure achievement of the requirements for this position.
· Must pass a drug screen as a condition of employment.
Salary:
80K - 100K annual salary commensurate with experience
