Major Goals:

A Project Manager must possess a sufficient level of construction knowledge necessary to manage and administer a project through all phases from design handoff through to construction. A Project Manager must be able to manage, at one time, multiple projects totaling $4.5 million per year within a schedule and budget, with high client satisfaction.

Experience/Requirements:

An experienced construction Project Manager who has 10+ years of experience and is highly skilled in all aspects of the management and administration of residential remodeling and construction projects; or possess 10+ years technical experience in the construction industry with strong administration skills and possibly a degree in construction management. Highly skilled in the management of projects, including contract review, ability to understand scopes of work and specifications, ability to plan and update project schedules, experience writing detailed and accurate subcontracts, identifying, pricing/strategizing, developing, drafting, and presenting change orders to clients. Interprets blueprints for confirming material take-offs, and structural considerations (such as load bearing walls). Reads, comprehends, and follows the requirements of factory specifications of all materials used on the project. Demonstrates the necessary characteristics to be the leader of the project (such as being on time, proactive, organized, professional, and supportive). Maintains the trust and respect of peers and subordinates and is able to persuade and manage the team assigned to the project. Is computer literate and able to effectively use the company’s project management software applications. Ideally possesses applicable credentials in project management and/or a California State Contractor's License, and a clean driving record.

Hours: Full-time position. Needs to be available Monday through Friday 8:00 am to 4:30 pm.

Job Duties:

  • Assist the Production Manager in the interviewing of job applicants, assigning job tasks, supervising and training of the production staff, and reviewing and recommending promotions of the Production staff.
  • Provides input on construction topics to advise during the design to build process.
  • Reviews sales packages in coordination with the Pre-Con Manager prior to selling a project.
  • Understands completely the scope of work by reading the contract and specifications.
  • Recognize any discrepancies between drawings and jobsite conditions, report them to Estimating and Sales/Designer, problem-solve in a team-spirited atmosphere, and make appropriate corrections.
  • Prepares the project to be ready to move into Construction Phase. Participates in meetings with the team in preparation for the job start. Sets start date in conjunction with the Production Manager and Field Manager; coordinates people power (Harrell staff and subcontractors) according to the job start date and build calendar. Verifies that permits are approved and in-hand before job starts. Orders custom building materials ensures that materials are on-site when needed and confirms Subcontractors have ordered custom materials as per subcontract.
  • Keeps job on time and on budget using on-going job calendars and job cost reports as a primary management tool. Share this information with the Field Manager and Lead Carpenter on the job.
  • Creates Subcontractor’s Agreement Forms (SAF), Subcontractor’s Additional Work Orders (AWO), and ensures receipt of signed copies.
  • Conducts bi-weekly job cost review for assigned projects; tracks and reports metrics as project progresses through Construction. Strategizes to keep project on schedule and on track to meet or exceed estimated Gross Profit. Tracks and keeps record of errors and deviations from budget, and associated cost impact, for end-of-job review.
  • In conjunction with the Field Manager, develops, estimates, and gets buy-in from Designer for Change Orders. Presents and gets approval from clients before work begins. Forwards signed copies to accounting and files for recordkeeping on the company server.
  • In conjunction with the Field Manager, handles all in-the-field questions discussed with Lead Carpenter, Sales/Designers, Clients as necessary, Administration, outside consultants (engineers, designers, etc.), and others as needed.
  • Reviews and approves Subcontractor, material invoices, time sheets and job task summaries on a weekly basis. Review and approve final invoices.
  • Maintains and updates project calendar as project schedules change. Ensure that the client is notified and made aware of any changes.
  • Inspects job site conditions for cleanliness, organization, and safety; Inspects level of rough carpentry and quality of finish carpentry on the project.
  • Ensures all necessary flashings and waterproofing requirements at all exterior finishes are being installed (e.g., doors, windows, siding, decks, and ledgers).
  • Ensures that Company standards are being met.
  • Confirms with the Filed Manager and Lead Carpenter that all subcontractors have been scheduled, verifies their scope of work, and ensures that the site is ready for them.
  • Confirms with the Carpenter that all inspections have been scheduled with the Building Departments.
  • Conducts focused weekly site meetings with Client, Carpenter and Sales/Designer as needed based on the needs of the client and project.
  • Turns in all invoices weekly with proper job name and phase code. Note time and materials if applicable.
  • Coordinates the final invoice and scheduled payments, and cues Marketing for gift and warranty information.
  • Drives all punch list work and callbacks in a timely manner.
  • Conducts clear and timely on-going and end-of-job job costing meetings. Give relevant feedback to Sales.
  • Participate in weekly People Power meetings.
