Job Summary:

The Mid-Atlantic Property Manager plays a critical role in supporting the operational excellence and long-term value of Wawa’s extensive real estate portfolio, which includes over 500 store locations across the Mid-Atlantic region, including Pennsylvania, New Jersey, Delaware, Maryland, Virginia, and Washington, D.C.

This position manages all aspects of the company’s leased and owned properties, ensuring that locations operate efficiently, meet brand and regulatory standards, and align with corporate objectives. Success in this role requires a strategic and detail-oriented professional with strong negotiation skills, deep knowledge of property management best practices, and the ability to balance legal, financial, and operational priorities. The ideal candidate will demonstrate a proven ability to manage complex property management portfolios while fostering strong, service-focused relationships with all stakeholders.

Principal Duties & Responsibilities:

Lease & Compliance Oversight:
Collaborate with cross-functional partners to enforce lease and ancillary agreement compliance. Address conditional use and jurisdictional requirements to ensure business continuity and control operating expenses.
Issue Resolution:
Manage and respond to violations, complaints, and default notices from landlords, regulatory bodies, and third parties. Engage internal teams—Facility Management, Store Operations, Supply Chain, Legal—to promptly resolve conflicts, mitigate business risk, and prevent financial exposure.
Contractual Interpretation & Negotiation:
Interpret lease agreements for internal stakeholders. Negotiate with landlords to resolve ambiguities or adapt to evolving business needs.
Cross-Functional Review:
Partner with Construction, Facility Management, Store Ops, and others to review construction plans and proposals. Safeguard Wawa’s operational interests and financial health in all third-party development and landlord construction matters.
Financial & Maintenance Negotiations:
Engage with landlords, third parties, and government officials to define and enforce property responsibilities. Ensure financial accountability and maintenance obligations are clearly assigned and followed.
Reimbursement Management:
Coordinate with Legal, Facility Management, and Accounts Receivable to track and recover third-party reimbursements. Improve budget visibility and cash flow.
Executive Communication:
Prepare, present, and advocate for Property Management proposals and initiatives to leadership for review and approval.
Stakeholder Relationship Management:
Build and sustain positive relationships with internal partners, landlords, property management vendors, government authorities, and real estate brokers.
Data & Reporting:
Maintain accurate property records and generate consistent reporting to support business planning and compliance tracking.

Essential Functions:

Willingness to travel 3-4 days per week and work flexible hours, including nights/weekends when needed

Basic Qualifications:

Education: Bachelor’s Degree in a related field (preferred)
Experience: 5+ years in commercial/retail property management, with proven ability to interpret leases, site plans, surveys, and construction documents
Technology Proficiency:
- Experience with IWMS platforms such as Tango, Accruent, or Tririga
- Advanced proficiency in Microsoft Office (Excel, Word, Outlook, PowerPoint)
