Responsibilities
The Construction Scheduler is responsible for developing, maintaining, and analyzing project schedules for data center construction projects ranging from ground-up hyperscale campuses to fit-out and critical infrastructure upgrades. This role serves as the scheduling subject matter expert on the project team, providing reliable schedule data to support decision-making by Project Managers, Superintendents, and owner stakeholders.
The Scheduler works across all phases of a project – from pre-construction baseline development through turnover and closeout – integrating input from all trades to produce a comprehensive, resource-loaded critical path method (CPM) schedule that accurately reflects the complexity and sequencing demands of mission-critical facility construction.
Schedule Development & Maintenance
- Develop and maintain detailed CPM project schedules using Primavera P6 and Smart PM, integrating all phases of work including civil/site, structural, architectural, mechanical, electrical, plumbing, fire protection, low-voltage, controls/BMS, and commissioning.
- Build and maintain the project baseline schedule in coordination with the Project Manager, Superintendent, and key subcontractors; obtain owner approval and maintain a frozen baseline for variance tracking.
- Produce and issue updated schedules on a weekly and monthly basis, incorporating actual progress, look-ahead windows, and revised logic as conditions warrant.
- Develop and maintain a 3-week look-ahead schedule in coordination with the field Superintendent to drive near-term production planning.
- Model and analyze schedule impacts of changes in scope, unforeseen conditions, design revisions, equipment delivery delays, and other project events.
Critical Path & Delay Analysis
- Perform and maintain ongoing critical path analysis; identify float consumption, schedule compression, and emerging delays before they affect the project completion date.
- Prepare Time Impact Analyses (TIAs) and schedule delay analyses in support of change order negotiations, owner claims, and dispute resolution.
- Develop and evaluate schedule recovery plans, acceleration scenarios, and “what-if” analyses to support project management decisions.
- Identify and communicate schedule risks proactively; recommend mitigation measures and track resolution.
Subcontractor & Trade Coordination
- Solicit, review, and integrate subcontractor schedule input; challenge logic, durations, and sequencing assumptions to ensure schedule integrity across all trades.
- Facilitate scheduling coordination meetings with subcontractors; drive accountability for schedule commitments and milestone adherence.
- Coordinate with procurement and long-lead equipment tracking to incorporate generator, switchgear, UPS, chiller, cooling tower, and other critical equipment deliveries into the schedule.
- Ensure commissioning and startup sequencing – including Cx agent, owner’s representative, and utility coordination milestones – are fully integrated into the schedule.
Reporting & Communication
- Prepare and issue weekly schedule narrative reports summarizing project status, critical path, milestone performance, earned value (where applicable), and upcoming risks.
- Develop schedule graphics, S-curves, milestone charts, and logic diagrams for owner presentations, executive briefings, and contract deliverables.
- Support the Project Manager in presenting schedule status to ownership, hyperscale/colocation clients, and technical representatives.
- Maintain a project schedule change log documenting all baseline revisions, logic changes, and owner-directed schedule modifications.
Pre-Construction & Proposal Support
- Assist in the development of proposal schedules, bid schedules, and preliminary CPM schedules during the pursuit and pre-construction phases.
- Participate in constructability reviews, phasing studies, and sequencing workshops to optimize project delivery strategy.Support contract schedule specification review; identify scheduling requirements and obligations during contract negotiation.
Qualifications
- Experience: 5+ years of construction scheduling experience on large-scale industrial, or mission-critical projects; direct experience scheduling data center, semiconductor fab, pharmaceutical, or similarly complex MEP-intensive projects is strongly preferred.
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering, or a related field required; equivalent experience in lieu of degree considered.
- Additional Role Specific Skills
- Demonstrated experience developing and maintaining CPM schedules through all phases of construction, including commissioning and owner turnover.
- Experience preparing Time Impact Analyses and supporting claims or change order negotiations is a plus.
- Familiarity with data center infrastructure systems – including standby power (generators, UPS, ATS/STS, switchgear), cooling (chillers, cooling towers, CRAH/CRAC units, CRACs), BMS/DCIM, and structured cabling – sufficient to understand sequencing and interdependencies.
- Expert proficiency in Oracle Primavera P6 (required); Microsoft Project proficiency a plus.
- Proficiency in Bluebeam Revu for plan review and markup.
- Working knowledge of Procore or similar construction management platforms.
- Advanced Microsoft Excel skills; ability to build and manage schedule data exports, pivot analyses, and earned value tracking.
- Experience with BIM/model-based scheduling (4D) and schedule integration with Autodesk Construction Cloud or similar platforms preferred.
- Familiarity with Lean construction planning methodologies (Last Planner System) a plus.

Salary Range Information
Boston Base Salary Range: $120,000- $165,000 The range stated is specific to Boston. Placement within the listed range depends on many factors including, but not limited to years of experience, project size capability (for Construction & Field roles) and internal company equity.
Candidates in other geographic markets will also be considered; compensation ranges for those locations may vary based on local market conditions and cost of labor.
