ROLE SUMMARY:
- The BIM/VDC Team Lead is a senior-level responsible for supervising the performance, development, and daily operations of the BIM/VDC team. Operating with full autonomy, the Team Lead applies expert knowledge of company standards, project workflows, and mechanical construction practices to ensure the delivery of coordinated, constructible, and compliant model-based outputs for MEP systems.
- This role ensures all VDC deliverables support coordination, fabrication readiness, installation planning, procurement, and record documentation while meeting project scope, schedule, and quality requirements. The Team Lead works closely with Project Management, Field Operations, and other trades to drive coordination efforts, resolve complex issues, and maintain model integrity across multiple projects.
- Beyond technical leadership, the Team Lead provides direct supervision and mentorship for Coordinators, Detailers, and Trainees, including training new team members, assigning workloads, conducting performance evaluations, and reinforcing standards and best practices. The Team Lead also contributes to ongoing process improvement by identifying workflow gaps and supporting the refinement of company standards, templates, and detailing practices. Through strong technical expertise, leadership, and communication, the Team Lead ensures the BIM/VDC team operates efficiently and consistently while supporting overall project and company success.
ESSENTIAL DUTIES:
Project & Technical Leadership
- Oversee the development of coordinated, constructible mechanical models that support fabrication, installation, and project delivery requirements.
- Ensure all models and drawings comply with company standards, contract documents, and trade coordination requirements.
- Lead clash detection and resolution efforts with internal teams and external trades, ensuring issues are identified, tracked, communicated, and closed in a timely manner.
- Review and approve VDC deliverables to ensure accuracy and completeness.
- Maintain model integrity across multiple projects by enforcing proper structure, file organization, and version control.
Team Supervision & Development
- Provide daily leadership, direction, and oversight to Coordinators, Detailers, and Trainees.
- Assign workloads, set priorities, and balance resources across active projects to meet production deadlines.
- Train and mentor team members on software, standards, detailing best practices, and mechanical construction workflows.
- Conduct performance evaluations, identify skill gaps, and support ongoing professional development.
Cross Functional Collaboration
- Work closely with Project Management to align VDC deliverables with project scope, schedule, procurement needs, and overall construction strategy.
- Collaborate with Field Operations to ensure models support installation sequencing, field conditions, prefabrication requirements, and constructability feedback.
- Interface with Fabrication Shop leadership to ensure model outputs meet fabrication standards and shop production needs.
- Coordinate with other MEP trades, general contractors, and design partners to support project-wide BIM/VDC goals
Workflow, Standards & Process Improvement
- Identify process gaps, inefficiencies, and opportunities for improvement within the VDC workflow.
- Contribute to the development and refinement of company standards, templates, model practices, and quality-control procedures.
- Implement and reinforce consistent workflows across all team members and projects.
- Support onboarding and rollout of new software tools, technology updates, and model based processes.
Quality, Risk & Documentation Management
- Conduct quality-control reviews on models and deliverables to minimize rework and risk to the project.
- Ensure documentation is in alignment with turnover requirements.
- Track deliverables, deadlines, and coordination milestones to keep VDC work progressing according to project schedules.
- Provide technical support for resolving complex modeling, coordination, and constructability challenges
MINIMUM REQUIREMENTS:
Education & Experience
- 5–8+ years of experience in BIM/VDC, mechanical detailing, or MEP coordination within the construction industry.
- 3+ years of leadership or team management experience (lead detailer, senior coordinator, supervisor, etc.).
- Experience working on commercial, industrial, healthcare, or large‑scale mechanical projects.
- Strong understanding of mechanical systems, construction sequencing, and field installation practices.
Technical Skills
- Expert proficiency in Revit, Navisworks Manage, and BIM coordination workflows.
- Strong understanding of MEP modeling standards, project file structure, model maintenance, and LOD requirements.
- Familiarity with fabrication software and content (e.g., Fabrication CADmep, SysQue, Victaulic Tools, etc., depending on company workflow).
- Strong competency in Microsoft Office (Excel, Teams, SharePoint, Outlook).
Leadership & Management Competencies
- Demonstrated ability to supervise, mentor, and coach detailers, coordinators, and trainees.
- Proven experience assigning workloads, managing resource allocation, and maintaining production schedules.
- Ability to enforce standards consistently and hold team members accountable for quality and performance.
Project & Communication Skills
- Ability to collaborate effectively with Project Managers, Field Superintendents, Fabrication leadership, and other trades.
- Strong written and verbal communication skills, including leading coordination meetings when required.
- Ability to manage multiple projects simultaneously while maintaining accuracy and detail.
- Exceptional organizational skills, including tracking deliverables, deadlines, and coordination milestones.

Trade Specific Requirements - As applicable to chilled water, hot water, condenser water, steam, heating water, and hydronic distribution systems
- Oversee the accuracy and constructability of all hydronic and mechanical piping models, ensuring alignment with mechanical schematics, riser diagrams, and approved equipment submittals.
- Ensure all mechanical piping layouts support hydronic design intent, including proper pipe sizing, flow direction, balancing, and system connectivity.
- Validate the correct placement of mechanical system components such as pumps, heat exchangers, air separators, strainers, valves, and hydronic specialties across all project phases.
- Guide routing strategies to meet constructability, accessibility, and serviceability requirements, especially in congested or high‑risk areas.
- Ensure expansion loops, anchors, guides, and alignment with stress/thermal movement principles are accurately represented and coordinated.
- Lead resolution of high‑complexity piping conflicts involving structure, equipment rooms, large mains, or multi‑trade interactions.
- Coordinate hydronic sequence of operation considerations with field leadership and project management.
