Role Summary:
- The BIM/VDC Detailer is responsible for producing accurate, coordinated, and constructible model-based deliverables in accordance with company standards and project requirements. This role supports the Virtual Design and Construction (VDC) process by developing detailed drawings and model information that align with project scope, schedule, cost, and quality expectations.
- The BIM/VDC Detailer collaborates closely with Team Leads, Project Management, Field Operations and/or coordinators to ensure deliverables support downstream uses, including coordination, fabrication, material procurement, installation planning, and record documentation. The position contributes throughout the VDC lifecycle, from coordination and fabrication readiness through construction support, while providing feedback to help improve company standards, workflows, and detailing practices.
Essential Duties:
Modeling & Detailing Execution
- Develop detailed BIM models and shop drawing deliverables in accordance with company standards, project requirements, and established workflows.
- Produce accurate, coordinated, and constructible model‑based information suitable for downstream use.
- Maintain organized and consistent model structure, views, sheets, and file management practices.
Coordination & Constructability Support
- Support coordination efforts by incorporating clash resolution decisions and coordination outcomes into models and drawings.
- Assist BIM/VDC Coordinators and Team Leads in maintaining coordinated model geometry across disciplines.
- Identify potential constructability concerns and escalate issues through appropriate BIM/VDC channels.
Quality Control & Standards Compliance
- Perform self‑checks on all deliverables to ensure accuracy, completeness, and compliance with company standards prior to release.
- Adhere to established BIM/VDC quality control procedures and detailing best practices.
- Assist with revisions and updates to maintain current and reliable model information throughout the project lifecycle.
Project, Field, & Fabrication Support
- Develop model‑based deliverables that support fabrication readiness, material procurement, installation planning, and construction execution.
- Respond to project questions, field feedback, and coordination comments as directed by BIM/VDC leadership.
- Support construction and closeout activities by assisting with record documentation and model updates as required.
Collaboration & Continuous Improvement
- Work collaboratively with BIM/VDC Coordinators, Team Leads, Project Management, and Field Operations.
- Contribute feedback to improve company BIM/VDC standards, workflows, templates, and detailing practices.
- Participate in training and professional development to maintain proficiency in BIM/VDC tools and processes.
Trade‑Specific Responsibilities
- Perform additional trade‑specific detailing and modeling responsibilities as defined by project scope and departmental standards.
Minimum Requirements:
Education & Experience
- Technical certification or trade school training in drafting, BIM, or related fields preferred.
- Minimum 2 years of experience in BIM/VDC, mechanical drafting, or MEP modeling OR equivalent combination of education and relevant training.
- Experience working with construction drawings, mechanical systems, or MEP layouts in any capacity.
Technical Skills
- Basic proficiency in Revit used for mechanical systems.
- Familiarity with reading plans, sections, details, schedules, and basic construction documentation.
- Ability to interpret mechanical equipment and MEP layouts.
- Basic understanding of file management, model organization, and shared project environments (ACC).
- Competence in Microsoft Office tools (Excel, Outlook, Teams).
Knowledge & Competencies
- Understanding of construction terminology, MEP elements, and general coordination concepts.
- Ability to follow established BIM/VDC standards, workflows, and quality control procedures.
- Strong attention to detail with the ability to produce accurate work consistently.
- Solid problem solving skills with the ability to recognize issues and escalate appropriately.
Communication & Collaboration
- Ability to communicate effectively with BIM/VDC Team Leads, Coordinators, Project Managers, and Field personnel.
- Willingness to ask questions, accept feedback, and learn from senior team members.
- Ability to work collaboratively within a team environment.

Trade Specific Requirements - As applicable to chilled water, hot water, condenser water, steam, heating water, and hydronic distribution systems
- Develop accurate hydronic piping models (CHW, HW, steam, condenser water, heating water, glycol, etc.) in alignment with mechanical schematics, riser diagrams, and equipment submittals.
- Model pipe routing with correct slopes (where applicable), elevations, system connectivity, flow direction, and required clearances.
- Interpret hydronic schematics to ensure correct placement of pumps, valves, strainers, expansion components, air separators, and control devices.
- Apply company piping standards and mechanical construction practices to ensure constructible routing that supports installation sequencing and serviceability.
- Incorporate insulation requirements, pipe labeling conventions, and system segmentation per project standards.
- Identify routing challenges, circulation concerns, clearance issues, or equipment conflicts and escalate to the Coordinator or Team Lead for resolution.
- Maintain accuracy of point files, equipment connections, and system references throughout coordination updates.

- This position requires the ability to lift and carry materials weighing up to 25 pounds on a frequent basis. The employee must be able to perform tasks involving physical labor, including lifting, pushing, pulling, and carrying materials, tools, or equipment. Manual material handling must be performed in accordance with OSHA safety standards and company policies to minimize risk of injury.
