Responsibilities
A Day in the Life of Assistant Maintenance Supervisor
As an Assistant Maintenance Supervisor for Liberty Military Housing, you will be assisting the Maintenance Supervisor in managing the maintenance operations for a multi-family military residential community. You will perform general and specialized maintenance and repairs in a multifamily residential community, operate building systems and related equipment and tools to complete tasks to Liberty Military Housing’s quality standards. Your role, on occasion, includes supervising or training other maintenance staff members. Your role requires the ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing’s quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
- With minimal guidance, performs most maintenance installation repairs and preventative maintenance on a variety of building systems and appliances or all repairs on specific systems, including, plumbing, HVAC, structural and electrical.
- Plans, schedules, and supervises the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
- Train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Possess the ability to troubleshoot and train maintenance staff on all items related to specific trades.
- Participates in routine inspections (including quality control, move in, preventative maintenance, machinery, appliance, vehicles, shop, property etc.).
- Participates in department or regional meetings and community events.
- Leads safety and department meetings with staff members.
- Will support Maintenance Supervisor in efforts to coordinate maintenance and repair work, as well as vendor and contractors.
- Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
- Purchase/order maintenance supplies, materials and appliances in an efficient and cost-effective manner. Ensures inventory is appropriately stocked and maintained.
- Performs On-call service requests and emergency calls as needed.
- Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.
- Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
- Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including LMH’s standard operating procedures and policies.
- Perform related duties as assigned by supervisor.
Qualifications
What You Need for Success:
- Five years on-site maintenance experience preferred.
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
- Ability to work independently and to carry out assignments to completion, within parameters of instructions given, and standard accepted practices.
- Advanced level understanding and experience of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
- Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
- HVAC and EPA certifications preferred.
- Some supervisory or lead experience preferred.
- Effectively communicate and interact with co-workers, managers, vendors or residents sufficient to exchange or convey information and to give or receive work direction.
- Basic computer skills preferred (able to operate a mobile device, PC, read and navigate spreadsheets and company systems).
- Ability to operate a motor vehicle (valid license required); May require use of personal or company vehicle, or electrical cart.
- Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
- Must be able to arrive at the property for service requests within 60 minutes.
- Ability to travel to other regional locations for work, training, meetings and other work-related activities.
- Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending and kneeling; extensive walking and standing, ability to climb up and down stairs/ ladders.
- Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises. Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
- Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.

Pay Range: $29.00 - $35.00 Hourly
