Summary Of Responsibilities
The Preconstruction Manager plays a vital role on our Preconstruction team that will help translate our internal and external client’s visions into a comprehensive budget, which will set the framework for the project. This is a conceptual preconstruction role where you must be able to envision a client’s goals when the information, drawings, and specifications are incomplete, and provide an accurate starting point that allows designers, architects, and project managers to set the specifics.
This role would require using his or her knowledge of construction practices and cost, the involvement of subcontractors, and the advice of consultants (i.e., Director of Site Operations, architects, engineers, etc.). You will also work collaboratively with DB Market Leaders, Sales team, Project Directors, and Senior Management in their respective markets. Essential Job Functions
- Prepare well-thought-out conceptual estimates using schematic drawings and owner outline scope
- Solicits input from subcontractors and consultants in the estimating process; evaluates their input to make well-informed projections
- Evaluate and present project risks, including but not limited to constructability, market conditions, inclement weather, unforeseen events, and unforeseen conditions
- Lead the assigned project-specific preconstruction team to prepare accurate estimates identifying risk factors and reflect all that is required to build the project
- Coordinate with the Senior Manager in Design Build assigned to the project to create a preliminary construction schedule and plan on each project to include temporary conditions and constructability
- Lead meetings with the Design Build team before the estimate/proposal is submitted to determine how the project will be constructed
- Assist project managers in negotiation of contracts, change orders, etc.

Position Requirements
- Skilled in problem-solving, visualization, and conceptualizing the construction process to deliver optimal solutions for clients.
- Strong ability to conceptualize ideas and processes effectively.
- Knowledgeable in Design-Build construction for commercial buildings of various sizes and types, including industrial, office, mixed-use, multi-family, and medical office buildings.
- Detail-oriented with exceptional analytical and critical thinking skills.
- Capable of managing multiple projects simultaneously in a fast-paced environment.
- Effective team player with proven collaboration skills.
- Excellent written and verbal communication abilities.
- Proficient in estimating and quantity takeoff software such as Timberline and On-Screen Takeoff.
- Deep understanding of research methodology, data analysis, and estimation metrics.
- Adept at building and maintaining relationships with key vendors.
- Basic understanding of accounting and project management principles.
- Experienced in conducting tours of real estate sites and projects.
- Demonstrates a strong sense of ownership and accountability in work products.
- Maintains a professional demeanor, including appearance, punctuality, organization, ethics, and accountability.
- Comfortable meeting with clients to determine project requirements.
Qualifications And Experience
- Bachelor’s Degree in Construction Management, Engineering, Architecture or equivalent experience
- At least 5 years’ experience in multifamily preconstruction and conceptual estimating
- Experience with On-Screen Takeoff (OST), Bluebeam, AutoCAD, ProEst, Sage, and/or Timberline software technologies
- Proficient with Microsoft products
- Familiarity with Design/Build methodologies
Safety Hazard of the Job
Normal safety hazards associated with office work, and with occasional observational visits to construction sites.
Physical Demands
Low physical effort required to sit, stand at files, bend, stoop, lift, and walk. Maximum unassisted lift is 35 lbs. Average lift is less than 10 lbs. Requires ability to use a keyboard and monitor. Also requires the ability to communicate verbally, both in person and on the telephone. May require some travel by car or plane.
Environmental Requirements
Average inside office environment. Average office noise levels. No personal protective equipment is required. Ambient temperature is between 68F and 76F.
