FLSA Status: Non-Exempt

Work Schedule: Full-time

Locations: Hybrid

POSITION SUMMARY DESCRIPTION

Direct a staff Responsible for mortgage loan administration (servicing) duties including, but not limited to: responding to customer inquiries; resolving customer-related issues; ensuring real estate taxes, property insurance, and mortgage insurance are paid current and maintained in accordance with investor guidelines; preparation of lien releases per state law; mortgage payments and payoffs, and control delinquency and recover potential loss revenue for both its clients as well as the company.

MAJOR AREAS OF responsibilities

1. Direct departmental staff in workflow and assist with questions. May serve as backup supervisor when Servicing Manager is unavailable. Bring any performance concerns to the Servicing Manager’s attention.

2. Respond to customer inquiries.

3. Assist with real estate taxes, hazard and flood insurance, and PMI.

4. Assist with the collection mortgage payments and processing payoffs.

5. Manage transfer of servicing procedures

6. Control delinquency and recover potential loss revenue for both its clients as well as the company.

7. Additional tasks and responsibilities as needed

Primary objectives

Responsible for daily operations of the servicing department.

Specific Responsibilities

1. Act as working lead within Servicing Department. May serve as backup supervisor when Servicing Manager is unavailable. Is responsible for bringing any performance concerns to the Servicing Manager’s attention to address. Ensures that workflow is accomplished in accordance with the organization’s policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work, and appraising performance, addressing complaints, and resolving problems within a timely manner.

2. Resolve customer-related issues with a favorable outcome.

3. Ensure real estate taxes, property insurance, and mortgage insurance are paid current and maintained in accordance with investor guidelines.

4. Process mail loan payments and the review of mortgage loan payments processed. Quote mortgage loan payoff requests, process payoff funds, prepare return of paid in full documents to the borrower in adherence with state and local mandates.

5. Generate transfer of servicing letters in a timely manner and in accordance with investor and regulatory guidelines.

6. Complete collection call queues within the assigned timeframe each month. Access the customer’s ability to make and maintain the ability to make monthly payments. Negotiate workout plans / forbearance agreements as needed. Process check-by-phone requests received from borrowers. Process exception payments.

Job Requirements

Broad Knowledge & Experience

Broad understanding of residential mortgage loans, and familiarity with mortgage loan products. Clear understanding of the current state and federal laws and regulations, and other mortgage operational policies and procedures.

Above Average Skills

High degree of functional knowledge in subject matter and ability to communicate that expertise to all organizational levels within internal and external clients. Exceptional verbal, written, math, and communication skills.

Demonstrated Ability

Ability to deal with complex problems involving multiple facets and variables in non-standardized situations.

General Knowledge

Education & Experience

Degree or Equivalent

BS from a four-year college or university; or equivalent combination of education and experience.

Years’ Experience

Minimum 5 years related experience and/or training.

Specialized Training

Knowledge of Encompass, LOS software, and various investor websites.

Work Environment

Physical Demands

Office Environment; Daily computer usage requires close vision. Regular attendance is required.

Work Conditions

Fast paced, high volume activities.

Temperament

In order to proceed in this position high attention to market change, trends, organization and communication is a must.
